This project is a proposed mixed use development located in the community of Banff Trail. It consists of a mix of commercial and live work units on the ground floor while the upper floors consist of 89 residential suites. The building was designed as a focal point at the entry of the community from the Crowchild Trail and 24 Avenue interchange. The form of the buildings has been designed to consider the existing fabric of the community. The building erodes away to transition from a 6 storey volume along 24^th Avenue NW to 3 storeys on the south, residential edge. Further erosion is used to address the mass of the building while creating a raised amenity space for the residents and creating visual interest along 23^rd Street NW.
