PHASE – Feasibility Study

The study examined the feasibility and potentials of a mixed-use, multi-family development strategy for a series of connected parcels on Mission Road. The process began with an analysis of the new, form-based Mission Area Redevelopment Plan and the Land Use Bylaw. A review of the contrasting policy documents revealed opportunities for innovative solutions to massing, building height, resolving spatial relationships, and the ultimate feasibility of the development. A set of development strategies emerged that addressed the site’s slope, its internal and external connectivity, edge conditions, and context. The recommended strategy maximizes the developable area of the site while providing strong urban connections and public spaces organized around connected courtyards and mixed-use units.
