Campbell River Tower is a multi-family development consisting of ten stories of 27 residential suites
serviced by a ground level, open-air parking structure. The project site is oriented east along South
Island Highway, adjacent to Rotary Beach Park and the Seawalk. The west edge of the property is
bounded by a ridge and treed area. The vision for the proposed building is to provide new residents
unobstructed views of Discovery Passage and pedestrian access to its surrounds, while maintaining
existing views from the ridge.

The public interface of the proposed building is defined by its undulating balconies and walls of glazing.
The tiered condition of balconies, shaped by sun and shadow studies, provides shade for residents as
well as visual appeal along the street face. Adjacent to the Rotary Beach Park crosswalk is a path leading
to the front entrance of the building. Lobby and parking entryways are wrapped with cementitious panel
cladding, which continues toward the rear yard and forms the walls for the open-air parking structure.

The prevalence of glazing and glass railings along the east walls allow for ocean views from all units,
both inside suites and at balconies. The use of wood grain finishes at public entrances as well as shared
and private amenity areas is intended to provide a warm and welcoming atmosphere to residents and
visitors. On the west façade of the building, an outdoor amenity area, framed by a wood canopy, serves
as an extension of the indoor gym and lounge areas. These amenity areas link to a dog run at the north
side yard. The cementitious cladding that frames the entry and main floor of the building continues up
the north and south façades, forming the roof fascia. This continuity of material helps to define the
overall building massing and creates a unique form along the highway.
