McIvor Boulevard is a multi-phased development consisting of Multifamily buildings that are directly adjacent to its first phase of commercial spaces. The development encompasses three visually distinct multifamily buildings, totaling 447 units and three additional buildings for a total of nine commercial units. The multifamily development offers a variety of diverse unit types and ensures to create a cohesive visual language while simultaneously preserving a unique character for each building – in particular, utilizing various cladding patterns and scale to alter the edge conditions to denote different facades and clear way finding. for a sense of vibrancy. Embracing a scale-sensitive approach, the mass of each building is deliberately stepped backed and reduced at the fourth floor at the south property line to ensure a gradual transition along the neighbouring development and to also serve as point of visual interest for the community. In addition to the stepped backed upper floors, courtyards and open spaces are carved into the buildings to reduce overall massing and to create at-grade spaces which are accessible for all visitors and residents.
